SCOPE OF WORK

ENGINEERING SERVICES

The range of technical services offered by Enliven would generally include the following. All consumables and spare parts for the operation and upkeep of the different utilities and services provided by the aforementioned Property will be paid for by the Client.

ELECTROMECHANICAL WORKS

Operate and maintain the HVAC system, inverter/ UPS system, lifts, panels and electrical system (from HT metre to tap-off points) and their installations (part of common spaces).

Assuring that all electrical equipment in the common area have the necessary power to function properly is important.

03

General upkeep and consistent use of diesel generators. coordinating with the AMC service provider to complete the required routine inspections as scheduled and sending service reports to the appropriate authority.

In order to maintain utilities and equipment in accordance with their contract, coordination with AMC suppliers or other organisations is required.

When performing maintenance work, must wear the appropriate PPE and safety equipment. All necessary PPE must be provided or purchased by the client on-site.

PLUMBING/ WATER SUPPLY

In order to offer a 24-hour water supply, it is important to make sure that all tube wells, government water, and water tanker supplies are operating as planned.

FIRE FIGHTING, DETECTION & ALARM SYSTEM

The Fire Fighting System & FAS, as well as associated equipment, must be used and maintained on a daily basis in accordance with the OEM instruction manual and in cooperation with the chosen AMC agency.

In the event that any equipment malfunctions or breaks down, Enliven will liaise with the AMC agency.

STP OPERATION

With regard to the Sewerage Treatment Plant (or "STP"), Enliven will be responsible for reporting the vendors' performance of all ST-related activities on behalf of the Client. The Client shall designate its own authorised vendors) and/or third party service provider(s) to carry out all ST-related operations and maintenance tasks in accordance with the service delivery terms and conditions that have been agreed upon by the Client and vendor(s) and/or such third party service provider(s).

Should only monitor the ST if the necessary due diligence has been completed and the OEM is fully functional to operate the ST for at least three months with the requisite statutory allowed output parameter. In case of partial operations, OEM shall operate till its fully functional.

Enliven will also inform the client of any lapses, non-performance, etc. by the vendors) and/or any third- party service provider(s) appointed by the client in relation to the agreed service delivery terms and conditions, and will not be held accountable or liable in the event that such vendors) or third-party service provider(s) breach the agreed terms and conditions with respect to any activity to be undertaken.

After taking over, Enliven will use a dedicated vendor to check routine parameters.

SOFT SERVICES

GENERAL CLEANING

Vacuuming and clearing up trash in public areas.

The cleaning schedule must be adhered to.

GARBAGE DISPOSAL

To coordinate with authorised garbage lifting authorities and oversee the proper segregation and disposal of wet and dry waste.

Waste management is only allowed to be disposed of in a certain location on the property.

Enliven's scope of service does not include cleaning up construction and fitout debris.

BUILDING EXTERIORS/ FAÇADE CLEANING- IF APPLICABLE

All buildings' exteriors must be regularly examined and cleaned as needed.

Wherever it is technically practicable, all buildings' outside glass and glazing surfaces should be cleaned using the mechanized cleaning system now in place.

A specialized vendor is required to clean facades, and genuine costs must be paid.

HORTICULTURE SERVICES

Regular cleaning is required for any hard landscaping elements.

Proper maintenance is essential for all plants, including watering, fertilising, pruning, trimming, and other tasks as needed. This includes grass, ground cover, shrubs, and trees.

PEST CONTROL SERVICES

General Pest Control - This category includes common domestic pests including cockroaches, silverfish, spiders, and crickets. Regular rodent control treatments and fogging treatments must be performed.

SECURITY SERVICES

01

Security services for the property's communal spaces are part of the scope of employment.

Regular audits and trainings must be conducted, and a record of both must be kept.

03

The security personnel is required to correctly and completely fill out any logbooks, checklists, or other forms relating to security, including those for staff monitoring.

Enliven will work with the AMC vendor to coordinate the electronic surveillance system, visitor management system, and access control system, if applicable.

ADMINISTRATIVE SERVICES

GENERAL ADMINISTRATION - AMC/ ACCOUNTING/ HELP DESK SERVICES/ COORDINATION

To generate situation reports and other essential papers for the building's continuing administration, as well as to keep the Client's administration team informed of activities as needed.

Identify the essential and urgent compliances that are still lacking, inform and help the client so they may review them, and help with the site documentation process so the appropriate statutory authorities can provide the necessary permissions. Enliven won't be involved in the coordination of the renewal process for building compliances and NOCs in any way

Shall liaise with contractors/vendors to ensure that repair work is done in the event that equipment or installations have flaws or malfunctions while still subject to the Defect Liability Period (DLP). The client is in charge of the project-related craftsmanship and scarcity with their partners.

No employees from the site team or the common areas will help with internal renovations to the flats or occupier's space.

ACCOUNTING SERVICES, IF IN SCOPE

CAM (Common Area Maintenance) and sophisticated electricity billing management

Billing CAM fees and energy use fees incurred by tenants/residents with Common Area energy (CAE) on the client's behalf.

Keep track of and pursue collections.

HELP DESK SERVICES

01

Acquire and record calls, complaints, and requests from residents and occupiers.

The routine "Help Desk" function activities, such as delivery and problem escalation/resolution.

Report any emergencies to the property manager, the on-site fire officer, and the facility engineer.
